The first step to accomplishing anything is to simply to believe it can be done.

When you hear a new idea, which person are you?

Person A:  That’s just not possible.  It’s can’t be done.  We’ve always done things this way so that’s the way it’s got to be done.  I don’t have time to help you, I’m already too busy. Sorry.

Person B:  It’s an interesting idea.  What a great opportunity!  I’m sure we can figure it out.  I’m busy but I’ll find a way to make it work.  YES!

Let’s try to live every day as Person B.  Exercises like the one below help us continue to think creatively in initially difficult situations.  Once we get beyond the initial resistance our brains begin to unlock ideas and our true potential.  The sad part is most people give up on things when they don’t come easy.

Below is a powerful exercise from Dr. David Schwartz’s book, “The Magic of Thinking Big” to practice coming up with creative solutions to challenges.  The question has been changed from the book (his questions was, “Could we eliminate prisons in 25 years?) to a more socially relevant question affecting millions of Americans today.

How could you own a house within 5 years starting with bad credit and no money today?

Think about this question for a moment.  What’s your initial reaction?  Does your mind begin to think of ways to own a house in five years or did you give it a few moments and then reject the possibility saying, “No, it’s just not possible?”   Whatever you did is fine, just be aware of it.  If your mind shut down and rejected the idea, you are probably missing opportunities right in front of you everyday.  Eventually with enough practice you will be able to train yourself to look at opportunities optimistically and come up with creative solutions to any of life’s challenges.

I have a challenge for you.  If you’re reading this, you are who this is directed to.  Do you part to help come up with 50 creative answers to the question above posted in the comment section below!! Add 1, 5, 10, 25 – this is an open opportunity to you regardless of how well we know each other!

Rather than dismissing the question as impossible, impractical or a flat out waste of time, just for a moment, let’s pretend it’s possible.  What sort of solutions can you come up with?  Practice opening up your mind and working through the voices that are telling you this is a waste of time.  The greater good will come down the road when you face an improbable situation, that does matter in your life, and you’ll remember back to this and start making a list of potential answers.

Ok, back to the matter at hand.   Our goal is to get 50 ideas of ways to own a house in the next five years starting with no money and bad credit today.  What would you do?  Beg, borrow, steal?  Who would you ask for help or would you put your head down and work really hard?

Let’s come up with 50 or more creative answers below!! YES!

There are no right or wrong answers – and every answer is a good one in my book as it will help you practice opening up your mind to think of creative solutions.  This is a learned skill!

Just for a minute, forget all the reasons why it won’t work and can’t be done, and imagine if it could be done, what types of things would you do to own a house within 5 years starting if you were broke with bad credit today?  Try and come up with 10 creative ideas and add them below!

Please # your answers for easy counting and together we can come up with 50 creative solutions to this (or any problem).   This is a great exercise to do with a mastermind group as well if you have one!     I’m going to start the list off with a couple ideas. Keep in mind this is a brainstorm exercises and there are no right or wrong answers!! Here are the first 5 – 50 here we come!!! YES!!

    #1 – Get a high paying job and buy a house in cash within five years
    #2 – Find a rent t0 own property
    #3 – Inherit a property from a relative who passes
    #4 – Take steps to rebuild credit for the next couple years and then buy a house
    #5 – Learn how to build a house and build yourself a house

    #9 – Find a roommate to help pay your current rent or mortgage as well as expenses such as utilities
    #10 – Eliminate a car and take public transportation instead

    #11 go teach English abroad where you get paid to live and are given money for room and board to save up money
    #12 move to a country where the cost of living is much less and therefore buying a house much easier
    #13 meet with a financial professional to get on a savings and investment plan

    14. Educate yourself about how to buy a house no money down/bad credit (there is a great book called Nothing Down by Robert Allen) Shows great strategies to buy a house with no money.
    15. Find someone who has done that before & take him/her to lunch so you can pick him/her brain on how to do it
    16. Become a real estate investor
    17. Start building (today) relationships with loan officers
    18. Get a loan from a loan officer who is working on 100% commissions (why, because if you win he/she win and if you lose he/she lose) they are going t0 be creative rather than a person who is in a salary who doesn’t have any incentive
    19. Go to the bank with a family member or great friend with a good credit where you can use his/her legitimate credit score in order to get a loan (you & the person you pick are going to be in the loan)

    20. Save $$$. In today’s market you can buy a house with as little as $5000 dollars (Housing market in Detroit is very low)

    21. Squat and take title to the home by adverse possession.

    23. Act as the general partner in a real estate syndication and have your consideration paid as interest in a property/home
    24. Go the Anna Nicole Smith route and marry someone in their 80s or 90s and cross your fingers for a good inheritance (not something I’d do, but as you can see in a brainstorm anything goes)
    25. Get married to a homeowner and then divorced and get ownership in the house in the divorce (I’m sure this has happened!)

    We’re half way there! Thanks for all the wonderful responses I appreciate your contributions Gregg, Chris, Taso, and Rowan!! Hopefully these last two suggestions (24, 25) will encourage you to add ANY and all ideas you think about!!! Let’s get to 50!

    26. If you already have a job. Get a part-time job in your spare time and save every penny from those checks.
    27. Get 1 0r 2 high interest credit cards and put 1 small thing on them each month and PAY them off each month to begin building your credit score back.
    28. Figure out what your passionate about and then think about how to monetize that passion. Whether its art…sell it on the internet. Or handy man type stuff…do that for friends and acquaintances in your spare time FOR CASH (no taxes payable = more savings!). Possibilities are endless…

    29. Learn to use Ebay and sell things you own online
    30. Setup a business on Ebay and sell things for family and friends taking a small commission for each sale
    30. Have a garage sale and sell things every quarter to accumulate extra funds
    31. Meet with a business coach or life coach to get guidance and coaching on using your time and energy more efficiently
    32. Buy books about real estate and learn how others in your shoes have done the same
    33. Commit to save 30% of every dollar you earn and put it in a “house fund”
    34. Write the down the goal of “owning a home in 5 year” and read it every morning when you wake and every evening before you go to sleep and brainwash yourself to think it’s possible.
    35. Break the big goal of “owning a home in 5 years” down into little goals.
    36. Make a list of every single step that needs to be done from where you are today until the day you own a home. Then take action and tackle one thing at a time!
    37. Hang around successful people as much as possible and watch what they do day in day out to be successful. Success leaves clues.
    38. Brainstorm a list of potential ways to accomplish the goal and start immediately on the most likely scenario.

    39. Become the CEO of you and direct every minute of your time to profitable ventures.
    40. Become the CFO of your pocket book and direct every last penny you earn every month to paying down debt to rebuild your credit and building wealth to hit your goal of owning a home. Do it every month or bi-weekly if your ambitious.

    # 41 build a relationship with an REO agent at a bank – taking a property off the banks balance sheet frees up money to lend
    # 42 attend a foreclosure auction and get a house far below market value (once $$ is saved up)
    # 43 share your goal of home ownership with people everywhere you go – put it out in the universe – the law of attraction – assuming you are a hard worker and honest you may come across someone willing to work with you in a unique way

    #47. Work your tail off. Save everything. Batten down the hatches and just GET IT DONE. It CAN be done.
    ok, now more creative:
    #48. Spend less on food: find places that have samples on a regular basis and (Whole Foods every wed. night; BJ’s in the afternoons; etc.) and have your meals there for free (not the nicest idea, but one nonetheless :)
    #49. join freecycle.org and get everything free (clothes, furniture, etc.) Save everything else that you make for the house
